Knight Frank launches 95,000 sq ft Barnsley industrial unit to market

The agent has been appointed by The Ardent Companies and asset manager M7 Real Estate to find a new occupier for Unit 1 at Oaks Lane, a warehouse asset with an adjoining four-acre open storage site.

The launch follows the sale of the neighbouring Unit 2, a 75,155 sq ft warehouse, to glass packaging manufacturer Beatson Clark, which has acquired the property for storage purposes.

Built in 1999, Unit 1 comprises a clear-span portal frame warehouse with brick and clad elevations, an 8m haunch height, four ground-level loading doors and a large secure yard ranging from 50m to 85m in depth. The additional four-acre plot provides further open storage capacity.

The site is located to the east of Barnsley between the A628 Pontefract Road and the A635 Doncaster Road, with access to Junctions 37 and 38 of the M1 motorway. It also provides connections to Pontefract, the Dearne Valley and Doncaster.

Knight Frank said the combination of a modern warehouse, extensive yard space and additional open storage land makes the property an uncommon opportunity in the South Yorkshire industrial market, with both freehold and leasehold options available.
