Two single-family housing neighbourhoods open in Yorkshire
Casa by Moda, the single-family housing branch of Caddick’s Moda Group, will have its first residents move in to its developments in Leeds and Doncaster this month.
The neighbourhoods will provide 323 one, two, three, and four bedroom houses and apartments to the rental market. The first 40 units are now ready for residents.
The Leeds neighbourhood, known as Casa, Abbey Court, is located in Kirkstall. The Doncaster development, Casa at Westmoor Grange, is located in the village of Armthorpe.
The development of the two neighbourhoods in Casa’s home county of Yorkshire will provide single people, couples, and families with secure, long-term leases on houses that they can depend on keeping as their home.
Pets are allowed, and rental packages include superfast broadband, renewable energy sources, and smart technology such as home security systems, smart doorbells, and environmental sensors from Casa’s technology partner Utopi.
The focus on providing a high-quality alternative to the traditional private rental sector, normally controlled by individual landlords, is a trend backed by data illustrating that one-third of renters in the UK have lived at their current address for more than five years.
Recent research by Knight Frank reported that institutional investors spent a record £1.9bn acquiring or funding SFH in the UK in 2023[1]. This has marked a fivefold increase in investment levels, attributed to elevated mortgage rates and a shifting tax and regulatory landscape.
The two Yorkshire neighbourhoods follow on from Casa’s Vista Park SFH development in Glasgow, which opened last year and will be fully let by the end of this month.
Matt Townson, director of development and projects at Casa by Moda, said: “The success of Casa, Vista Park in Glasgow has shown there is a demand for high quality rental homes which offer more than just bricks and mortar.”
