Stockeld Park plans 210-home Wetherby estate

The popular family destination has employed Hallam Land to manage the application, along with STEN Architecture and Lichfields.

Although the site is closer to the West Yorkshire town, the application has been lodged with North Yorkshire Council as the land falls within the boundaries of Kirk Deighton village on land north of Harrogate Road.

Proposals include 40% affordable housing, with an initially suggested housing mix of 24 two-bed, 44 three-bed, 50 four-bed and eight five-bed houses at full market value, and 13 one-bed, 41 two-bed, 26 three-bed, and four four-bed homes at a lower price point.

An application for the same number of houses was rejected by Harrogate Council and again at appeal stage in 2020.

Objections to this fresh application note the strange geographical situation that those living in the estate would find themselves in: technically, under the borough of North Yorkshire but actually dependent on facilities and services funded by West Yorkshire, leaving them without a voice in local matters.

The development would be located on 32 acres next to Bellway’s recent Spofforth Park estate, which sits to the east, with Harrogate Road immediately to the south.

To the west, the plot is bounded by open countryside, and the northern boundary sits along the walking and cycle path Harland Way, which connects Spofforth to Thorp Arch via Wetherby.

As for landscaping, designs show a number of planned open spaces and it has been noted that existing planting will be retained where possible.
