Letting secured at Sheffield’s Acero
Northern Trains has agreed a 10-year lease on 7,400 sq ft at the 80,000 sq ft, six-storey office block, part of the city’s Digital Campus.
The transport operator has taken part of the fourth floor at the office building following a refurbishment programme by asset manager Catella APAM.
Acting on behalf of Britannia Invest A/S, Catella APAM repositioned the vacant suite following the departure of its previous tenant, creating the building’s first fully fitted CAT A+ office space.
The fit-out was delivered by Vantage Zero, Catella APAM’s sustainable retrofit and principal contracting business.
The suite was let to Northern Trains within four months of completion, with the landlord now looking to replicate the approach elsewhere in the building.
Catella APAM said the successful letting had generated further demand for fitted space at Acero Digital Campus, with the remaining floors now under offer and once the planned fit-out works are complete, the building is expected to become fully occupied.
The letting also points to continued demand for ready-to-occupy office space, with the CAT A+ model allowing occupiers to move into fully fitted accommodation without undertaking their own fit-out works.
Chalwe Silwizya, senior asset manager at Catella APAM, commented: “The successful letting to Northern Trains demonstrates the appetite for high-quality, fully fitted office accommodation and provides a strong example of how an active asset management approach can respond to market demand.
“The interest we have subsequently seen in replicating this approach across the building is particularly encouraging and demonstrates the potential to apply the strategy more widely across the asset.”
