Strata and Keepmoat submit plans for 119 affordable homes in Hull 

An application has been lodged with Hull City Council for the final part of housing on the former Preston Road Estate, a long-running regeneration project in the city.

Located on land south of Preston Road, the development would comprise housing alongside public open space and associated infrastructure.

The proposed development would deliver a mix of one, two, three, and four-bedroom properties on a nine-acre site between the Southcoates and Marfleet areas of the city.

Planning documents state the site, which has now been cleared, was identified for regeneration under the Holderness Road Corridor Action Plan. The land currently comprises brownfield scrubland.

The application has been prepared by JRP Associates on behalf of Strata and Keepmoat Homes. On completion, Thirteen Housing Group will manage the affordable homes.

The site formed the final phase of a wider regeneration project that secured hybrid planning permission in January 2021. That consent covered 242 homes and a further residential development through an outline application.

Subsequent reserved matters approvals were granted for phases including 168 homes on adjoining land. However, the timeframe for submitting reserved matters for the remaining Preston Road parcel has expired, requiring the developers to submit a new full planning application.

Planning documents note that while the previous consent has lapsed, the principle of residential development on the site has already been established through earlier approvals.

The proposed designs have been developed to maintain continuity with the neighbouring phases already approved and delivered as part of the wider regeneration programme.
