Persimmon set for Calderdale nod

The housebuilder’s plans for 98 homes on Soaper Lane in Shelf are recommended for approval at the council’s meeting tomorrow.

Persimmon applied to build the estate in March 2024, following Calderdale Council’s adoption of its updated local plan in March 2023.

Originally, the housebuilder was hoping to deliver 108 houses on the nine-acre site, although this has been reduced, alongside public open spaces and pedestrian routes that incorporate the site’s existing public right of way.

Access will be taken from Soaper Lane. The land lies to the north of Burned Road to the north east of the West Yorkshire village of Shelf.

The land is currently used for pastoral purposes, with four paddocks divided by hedgerows. There is also a bungalow and a number of steel outhouses that will need to be removed, as well as scrap vehicles and caravans.

The housing mix would comprise one- to four-bedroom homes, with 30% affordable.

Persimmon used its own in-house architect and planning services on the project.
