Capital & Centric completes Fitzwilliam purchase
Having secured approval for the 192-home Sheffield project in March, the developer has officially taken ownership of the site.
Fitzwilliam is the next step for the 15-acre Mesters’ Village Masterplan, which over the next decade is aiming to deliver around 2,500 homes joined by makers’ spaces, co-working hubs, cafés, delis, and a school.
The BTR development will add to the city’s Mesters’ Village, located between Sheffield city centre and Kelham Island. C&C is also making Mesters’ easier to explore on foot by opening up the streets around Fitzwilliam to create a walking route through to the Eyewitness neighbourhood.
C&C is hoping to start work early next year and complete by spring 2029.
As well as homes, plans include a landscape strategy centred on a private residents’ courtyard enclosed within the development, accessed through gated entrances from the north and west.
The project will have 3,000 sq ft of amenity space and just over 1,000 sq ft of commercial space on the ground floor, while outside there will be 10,000 sq ft of landscaped areas.
Designed by Buttress, the two six-storey buildings are also close to C&C’s Eyewitness Works and Ceylon Works developments, and will have shared access to amenity spaces with those schemes so as to create a connected community.
The wider project team consists of Urbana, Cumming Group, Civic Engineers, Planit, Cundall, and fire engineer Jensen Hughes.
Designs were lodged in November last year and draw on Sheffield’s industrial heritage, with brick and black steel emblematic of the ‘makers’ who built the city.
The homes will be run by Ollo, C&C’s lifestyle rental brand.
Elsewhere in Sheffield, Capital&Centric is also transforming the long-abandoned Cannon Brewery into a new neighbourhood with plans for 500 homes, workspaces, a public square, and community facilities.
Work is already underway, with Sheffield city centre’s first indoor padel club, Club de Padel, opening last year.
