Bay Hall Mills heads to auction

The 130,000 sq ft industrial property is listed with a guide price of £1.5m and is fully let to Camira Fabrics until 2033.

Camira Fabrics has operated from the site for more than 25 years and pays rent of £175,000 each year.

Allsop will sell the property on 15 July at its commercial auction.

Situated within a predominantly residential area of Huddersfield, the site has potential future redevelopment prospects.

Tom Hanson, commercial auction partner at Allsop, said: “Bay Hall Mills presents a rare opportunity to acquire a well-let industrial investment that combines strong income with genuine long-term redevelopment potential.

“With a long-established tenant, an attractive yield profile and a location surrounded by residential housing, the property offers investors both immediate returns and the prospect of future value creation through redevelopment.”
