Bruntwood advances next Leeds revamp
Linking into its recently completed £20m West Village redevelopment, the developer intends to upgrade 100 Wellington Street with designs by 3DReid.
Plans have now been lodged with the city council for a light-touch improvement project that will see 100 Wellington Street rebranded as 3WV.
Bruntwood wants to refurbish the ground floor and facade, including making changes to the entrance, at 100 Wellington Street, also known as Westgate House.
The ground floor will be reconfigured, with the undercroft on Little Queen Street infilled. A change of use is applied for with an office space at ground floor level reallocated as retail. There will be external landscaping improvements.
The West One building redeveloped as part of the West Village scheme and 100 Wellington Street were both developed in 1984 and are office blocks fronting Wellington Street, the key route through Leeds’ booming West End commercial district. There are also retail units at ground floor in 100 Wellington Street.
Deloitte is advising on planning. The professional team also includes:

As set out by 3DReid, the intention is to bring the building into line with Bruntwood’s net zero strategy, tying in with the £20m redevelopment recently completed at West Village under the Bruntwood SciTech banner (the SciTech arm being a joint venture between Bruntwood, Legal & General and GMPF).
As well as West Village, where improvements covered the former West One and Castle House, the property group has also upgraded nearby 14 King Street.
Within its design & access statement, 3DReid said some of the issues it is looking to address include improving and linking the identity of 100 Wellington Street to the wider West Village, to improve efficiency and DDA compliance, to increase cycle parking and improve public realm, and to upgrade roof terraces.
