Urban Developments tries again with Kirklees
Plans for 62 homes on land at Cliff Hill, Denby Dale, will come before the council once again this week, as the developer hopes to finally get the nod for a development it first applied for in 2022.
The York-based developer worked alongside Headingley’s Brewster Bye Architects, engineers Ward Cole, and highway consultant Via Solutions.
If given the green light, its subsidiary Urban Construction will be the contractor on site.
Previously, an application for 48 homes on the site near Huddersfield was submitted and rejected in 2022, following which a second application for 62 homes was refused last July.
The housing mix proposed now consists of three one-bed, 11 two-bed, 24 three-bed, and 24 four-bed houses.
The council has now indicated that it will approve the plans, subject to conditions of the S106 which would include the provision of 12 affordable homes, contributions to education, sustainable transport, and open spaces, and a clause specifically prohibiting Urban from selling coal that is removed from the site without the council’s permission.
Located to the north east of Cumberworth Lane and south of Green Belt land, the 4.5 acre plot is currently undeveloped agricultural land.
