Phase two of Interchange 26 comes to market

Keyland Development’s West Yorkshire industrial site is located at J26 of the M62 and has consent for 130,000 sq ft of accommodation.

DHP has been appointed to handle the sale of the second phase of the former North Birley Water Treatment Works site, which obtained planning permission in 2023 from Kirklees Council.

Indicative masterplans show options for either two large units of 51,000 sq ft and 41,000 sq ft, or a series of smaller circa 5,000 sq ft units alongside a mix-box unit of circa 41,000 sq ft.

Phase one of Interchange 26 consists of more than 490,000 sq ft of industrial space, mainly speculatively built by owner Opus North

Matthew Turnbull, planning and development manager at Keyland Developments, said; “We have long been committed to the regeneration of this key site and phase one has been a resounding success both in terms of meeting the need for industrial accommodation in this area by satisfying occupier demand and also the knock-on effect of jobs that has had.

“Phase two is a highly desirable site given its frontage to the Chain Bar roundabout and both the M62 and M606 and we are looking forward to starting discussions with interested parties.”

Simon Dove, partner at DHP, added; “Very little prime commercial land has entered the market since the peak of 2022.

“Demand for manufacturing and logistics space in West Yorkshire remains strong, particularly for those opportunities in motorway-linked locations.

“Interchange 26 has been an incredibly successful new development as a natural extension to nearby older estates, offering occupiers, developers and investors the opportunity to invest in a growing market.”

Keyland is is the property trading branch of Kelda Group and a sister company to Yorkshire Water, specialising in regenerating its redundant sites, of which Interchange 26 is a prime example.
