Next phase for Thorpe Park Leeds
Scarborough intends to add a further 1.6m sq ft of commercial space, including an I&L hub and grade A offices, as well as up to 450 apartments, more than doubling the footprint of the scheme.
In this next phase, Scarborough Group International is looking to reposition the estate and put Integral, a 555,000 sq ft purpose-built industrial and logistics hub, at the centre of the action.
Currently, SGI is waiting for detailed planning on the next office block and outline consent on the industrial.
The developer is also exploring the option of 450 apartments, although it has not submitted a planning application for this yet.
Currently, Thorpe Park comprises 1.4m sq ft of business, retail, and leisure space, including The Springs, Paradigm, and Lumina and the scheme’s No.1 The Square, which secured Yorkshire’s largest out-of-town pre-let deal.
Scarborough’s professional team, led by planner Zerum and architect ARES, also includes Hydrock, Pell Frischmann, Buro Happold Engineering, and BWF Consultancy. GV&Co is instructed as agent on the industrial & logistics part of the project.
Thorpe Park sits next to the residential East Leeds Extension, one of the largest residential expansion areas in the city.
