Dishforth housing set for approval 

North Yorkshire has recommended a green light for Caddick’s 98-home development on Topcliffe Road in the village.

The 18-acre site is on the edge of the village, and is currently used for agricultural and equestrian use, with barns on the south of the plot.

Supported by Lichfields and Marrons, the development will also provide a local shop, a play area, and links into existing pedestrian pathways.

Landscaping has been central to the design, with around 45% of the land allocated for green public spaces, and the estate will have views of the Kilburn White Horse.

Access to the estate would be via the existing option on Topcliffe Road.

The site is bound by Yorkshire Water’s Waste Water Treatment Works to the north west, which is separated by trees; the river tributary Soppa Gutter to the north; hedgerow and agricultural land to the east; agricultural barns to the south, beyond which is Lingham Lane; an area of paddocks and stables to the south west, with residential development beyond; and Topcliffe Road to the west.

The surrounding area comprises a mix of agricultural, residential and commercial uses.
