Cushman & Wakefield tasked with Sheffield sale

The consultancy has been appointed to find a buyer for the proposed 40-storey Kings Tower, a 428-apartment co-living development where consent was secured last year.

Along with the apartments, the proposed development includes close to 30,000 sq ft of shared co-working space for residents, and 10,000 sq ft of Class E space.

Under the plans, part of the existing building at Castle Square would be replaced with a 40-storey tower.

Cushmans has been mandated on the sale by site owner GSE Property Group.

The site provides investors with an opportunity to establish a presence in a popular, vibrant city that has been successful in attracting young talent and boasts a strong graduate retention rate, the agency said.

Mike Gorman, head of regional residential capital markets at Cushman & Wakefield, stated: “This is an exciting and genuinely rare opportunity to acquire a prime freehold residential development site in the heart of Sheffield.

“We expect Kings Tower will attract strong interest due to the region’s vibrancy and increasing popularity. Sheffield presents an excellent opportunity to develop and operate a successful co-living scheme and is an affordable alternative to cities like London and Manchester.”

CJS7, trading as Oppidan Life, was the co-applicant in securing the consent in January 2024, along with SFGE Properties – which had in 2020 secured planning permission for a similar scale project at the site, albeit one only intended to house 206 apartments.
