Sheffield launches Moorfoot to market
The council and Homes England have begun preliminary engagement on a residential-led redevelopment scheme at the 12-acre site.
The proposed Moorfoot Catalyst Site is located to the south of The Moor within Sheffield’s inner ring road, and is expected to play a key role in the city’s wider ambitions to increase residential living in the city centre.
The development is intended to strengthen links between London Road, Ecclesall Road and the core retail and business districts, while delivering hundreds of new homes and commercial space on a prominent gateway site.
Phase one of the scheme will centre on the former Wickes site and the landmark Moorfoot Building. Plans indicate the first phase could deliver around 725 homes, including approximately 320 homes within a refurbished Moorfoot Building.

Proposals also include new retail, commercial and food-and-beverage space, alongside a new public square and mobility hub.
The council and Homes England said sustainability would be a central element of the regeneration programme, with the retention and reuse of the Moorfoot Building projected to preserve an estimated 14,400 tonnes of embodied carbon.
A formal tender is anticipated later this year, and interested parties can participate in the preliminary market engagement and submit feedback via the PME questionnaire by 19 June 2026.

The Moorfoot Building itself is a distinctive piece of architecture that always sparks conversation, and its transformation will form one of the largest commercial retrofit projects in the UK. It will be a true case study for the sector.
