Mountpark secures consent for 640,000 sq ft Ferrybridge unit
The scheme will be the developer’s largest speculative logistics project in the UK and forms the next phase in the redevelopment of the former coal yard at Ferrybridge Power Station into a logistics and infrastructure hub.
Mountpark acquired the site in December 2025 with outline permission for 1.64m sq ft of I&L space. Since then, GMI has been building a 66,000 sq ft depot for Warburtons, which has signed a 20-year pre-let.
The wider project team includes Oxalis Planning, SMR Architects, Markides Associates, Ridge and Partners, and BWB.
More than half of the wider Mountpark Ferrybridge scheme has now been pre-let or pre-sold, including the sale of 40 acres to a data centre developer. The speculative 40,000 sq ft Unit 1 is also under offer and is expected to complete later this year.
JLL, Carter Towler, and Carter Jonas are acting as joint letting agents for the development.
The proposed building will provide 21m clear internal eaves, two 50m service yards, grade A office accommodation, and a power supply of up to 13MVA.
Brett Huxley, development director for Mountpark UK and Ireland, said: “The decision to develop Unit 3 at Mountpark Ferrybridge, our largest ever speculative development at 640,000 sq ft, reflects not only our commitment to the UK logistics market and the tightening development supply line, but also to delivering new life to this iconic Yorkshire site.
“Ferrybridge benefits from a number of fundamentals occupiers are prioritising: certainty of delivery, power, connectivity to the national strategic road network and an established labour pool.
“It is ideally placed to support the continued growth of the North’s infrastructure economy and we have every confidence that it will become one of the UK’s leading logistics hubs.”
