GMI milestone at Mountpark Ferrybridge
The former power station has planning consent for up to 1.6m sq ft of I&L space, including a 66,000 sq ft distribution facility pre-let to Warburtons, now at steel frame stage.
Mountpark acquired the 110-acre former coal yard in December and, following the erection of the structural steel frame, expects Warburton’s unit to be complete by August.
The bakery brand has taken a 20-year lease on the facility, which will be the company’s 18th UK distribution depot.
Located north of Ferrybridge, adjacent to the A1(M) and M62, the brownfield site is bordered by the River Aire and established industrial operations. The power station itself was demolished in 2022.
Work has also begun on Unit 1, a 40,000 sq ft grade A logistics facility, expected to be available for occupation from Q4 2026.
Both buildings are targeting BREEAM ‘Outstanding’ certification and EPC A/A+ ratings, with sustainability measures including roof-mounted photovoltaic panels, air-source heat pumps, enhanced building fabric performance, intelligent LED lighting, electric vehicle charging infrastructure, and facilities designed to encourage active and sustainable travel.
Yorkshire-based GMI will also deliver enabling works as well as new highway junctions, estate roads, drainage, and landscaping infrastructure, together with modifications to existing rail infrastructure to maintain operational connectivity for neighbouring industrial users.
The project marks the first collaboration between Mountpark and GMI. The wider project team includes Oxalis Planning, SMR Architects, Ridge and Partners, SK Environmental, BWB, Circle Sustainability, Lampos, and Whitings.
