Incommunities pitches for former Copperfield College site
The affordable housing provider is working alongside Leeds City Council on plans for 123 homes and sports provision in East Leeds.
An application has been submitted for the next phase of the wider transformation of the 13-acre former college, which sits within the Aire Valley Leeds Area Action Plan.
The proposals follow the delivery of a new Special Educational Needs school on part of the site, which opened in 2023 and represents Phase 1 of the regeneration.
The latest plans focus on land to the west and south of the new school and include the construction of a mix of apartments and houses, all delivered as affordable housing.
Alongside the residential element, the scheme also includes the relocation and enhancement of existing rugby facilities.
This comprises a full-size rugby pitch, a grass training area, pitch drainage improvements, pedestrian access works, ball stop fencing, and associated landscaping.
The existing playing fields, currently used by East Leeds ARLFC, will be reconfigured to ensure continued provision of sports facilities following partial loss of pitches to housing development.
The housing mix includes six one-bed units, 58 two-bed homes, 55 three-bed homes and six four-bed properties, delivered as apartments, terraced, semi-detached, and detached dwellings.
Design work has been led by NPS, with Carter Jonas acting as planning consultants. The wider project team also includes Andrew Mosley Associates and BWB.
The scheme incorporates retention of existing trees, new areas of public green space, and measures to deliver biodiversity net gain both on and off site.
Access is proposed via Cross Green Lane, with additional pedestrian links integrated into the wider masterplan.
