Capital&Centric named on £200m Doncaster scheme

The developer will lead the regeneration of the underperforming Waterdale and Colonnades city centre sites, despite the council still tying up the purchase of the land it will be redeveloping.

Waterdale comprises the former Queensgate area, a former cinema, a three-storey office block, 13 commercial units, 16 residential flats, and an undercroft car park.

Securing an NHS mental health service for the long-vacant Village unit at Waterdale enabled the council to exercise its option to acquire a major part of the shopping centre, a key step in unlocking the wider regeneration of the site. Due diligence is now being carried out, ahead of the purchase.

The adjacent Colonnades site is already owned by the council. Together, the sites are expected to deliver significant new floorspace, boosting footfall and modernising the city centre.

Doncaster Council started its search for a development partner back in January.

Mayor of Doncaster Ros Jones said: “Waterdale and the Colonnades sit at the heart of our urban core, and their redevelopment will play a major role in realising our ambitions for Doncaster and making it a more attractive place to live in, work at and visit.

“By transforming these two sites, we will enhance our city centre’s offer while also improving the look and feel of the surrounding area. I look forward to sharing more about the plans in the near future.”

Andrew Davison, development director at Capital&Centric, said: “Doncaster is a place with huge ambition, a strong identity and a real appetite for doing things differently.

“These sites create fantastic opportunities to create characterful places that bring more people into the city centre and support its long-term growth.

“We’re excited to be working alongside Doncaster Council to shape proposals that build on the city’s strengths, creating new neighbourhoods for local people with real personality.”
