2 Brewery Wharf

Refurbishment completes at 2 Brewery Wharf in Leeds

Around 10,000 sq ft of grade A office space is now back on the market in the notoriously constrained city, sitting within Rushbond’s mixed-use neighbourhood along the River Aire on the South Bank.

Savills and Knight Frank have been instructed as leasing agents on behalf of landlord Fabrik Property Group, with offices ranging from a 7,000 sq ft second-floor suite to smaller ground floor options of up to 1,400 sq ft.

In June last year, Knight Frank was appointed on the sale of 2 Brewery Wharf, with the four-storey building put on the market for £4m.

The wider Brewery Wharf district was a 20-year project for developer Rushbond, which delivered 650 apartments, a hotel, offices, bars, and restaurants. The latest opening is Brewery Wharf Tavern, run by the same group behind the White Cloth Hall in Leeds.

The building provides three distinct leasing options, including traditional self-delivery space, fitted workspace with landlord-led design and delivery, and fully fitted and managed offices. This approach enables occupiers to select a solution aligned with their operational requirements, from bespoke fit-outs to fully serviced environments ready for immediate occupation.

Hannah Coleman, surveyor in Leeds office agency at Savills, comments: “The refurbishment of 2 Brewery Wharf reflects a broader shift in occupier demand towards high-quality, flexible workspace that can adapt to changing business needs.

“The building offers a strong combination of location, amenity and flexibility, which is increasingly important for occupiers considering South Bank as a viable alternative to the traditional core.

“We expect this to appeal to a wide range of businesses, from growing occupiers through to more established companies seeking a tailored workspace solution within a well-connected and amenity-rich environment.”

Victoria Harris, office agency associate with Knight Frank in Leeds, adds: “The popularity of the South Bank area of Leeds continues apace, and this is reflected by the newly refurbished workspace at 2 Brewery Wharf.

“This impressive building is now designed to cater for a wide range of businesses, including start-ups, who will be suited to the small, fitted plug-and-play suites which have a strong level of identity and are generously sized. These suites provide a good alternative to serviced offices who have traditionally cornered the market for 8-12 person offices.”
