Scarborough’s 600,000 sq ft Integral gets the nod
The 60-acre industrial and logistics scheme at Thorpe Park has been approved by Leeds City Council, more than two years after it was first proposed.
The Brown Moor application went before Leeds’ former north & east plans panel for a position statement in February 2024, and now outline permission has been secured with access via William Parkin Way.
The wider project team includes planner Zerum, The Harris Partnership, and landscape architect ARES.
Essentially, the last few years have seen something of a holding pattern. Officers have been working with the applicant and its team on a number of technical matters, including highways, active travel, public rights of way, landscaping, ecology and drainage.
The application was originally presented as a position statement due to sensitivities concerning very recent changes to the site’s land use allocation, from Green Belt to employment land, as part of Leeds’ site allocations plan, a matter that had been under legal challenge.
Indicative plans show a main spine road through the site with a number of spur roads leading to various industrial units, with this broad masterplan showing a total of 11 units – seven individual units and four which could be subdivided.
Due to the levels within the site, the scheme would be divided into development plots. A total of six development plots are identified rising from William Parkin Way.
Integral will be able to provide up to 596,500 sq ft of high-spec industrial, logistics and advanced manufacturing space aimed at regional to national occupiers. It is thought the scheme will support around 1,700 jobs.
Neighbours to the site are the Springs retail & leisure park, abutting the Thorpe Park development, while a 300-strong housing development lies to the north. The site is close to the southern quadrant of the East Leeds Extension, LCC’s major housing masterplan area.
Forty two percent of the site will be retained as green space, preserving existing woodland and hedgerows and introducing new landscaped areas.
