Following completion of a £3.5m renovation in December, the grade two-listed building offers 15,500 sq ft of grade A office space to the city’s constricted market.

Savills now joins Knight Frank as joint leasing agents on the property, which was built in 1878 as a warehouse and cloth‑cutting works for Sir John Barran.
Spearheaded by Knight Frank on behalf of owner EPIC UK, the refurbishment delivered a comprehensive upgrade including a refurbished reception and end‑of‑journey facilities, featuring club‑class showers, changing areas with heated lockers, and cycle storage.
The rest of the professional team consisted of project manager In4M, designer Incognito, fit-out contractor Flexible Business Interiors, and M&E Smith Consultancy.
