Holbeck office-to-resi plans submitted

Vida Architecture has applied to convert 3 City Office Park on Meadow Lane into 104 apartments, hoping to add to living options at the gateway site in the heart of Leeds’ South Bank regeneration zone.

Supported by Stoddart Architecture, the application seeks to rearrange the internal layout, retain the existing windows on the three-storey building, and an outdoor courtyard is also planned for the core of the building, to assist with natural light.

Measuring around 60,000 sq ft in total, plans show 34 apartments set around the courtyard, with a residents’ lounge and communal dining area on the ground floor.

The first floor will house a further 34 apartments, a gym, games room, and communal area, while the second floor will have 36 apartments.

Plans also note that no excavation work will be needed and the existing car park and access will be retained.

Meadow Lane sits at the centre of a hive of activity in the city, with McLaren, Vastint, Caddick, and Glenbrook all advancing projects in the area, which is earmarked for 8,000 homes and 1m sq ft+ of commercial space.

The South Bank regeneration masterplan has recently been named as one of the government’s proposed ‘new towns’. 

Glenbrook was selected by Leeds City Council as the preferred bidder for a half-acre plot on the road last year, while Vastint’s Aire Park is continuing at pace.

McLaren is building a 375-apartment block on nearby Water Lane, while just off Meadow Lane will be Caddick’s 1,900-home £1bn South Village scheme, in partnership with Homes England.

Dreadful idea. Surely a future site for some kind of landmark building?

Yeah why not, more houses are good as long as developers pay very complimentary Section 106 & Community Infrastructure support payments.

Helps balance services demand with extra Community, Charity, Council and Parish and Mayor funding from private developers, who profit from selling houses, while they pay a nice amount to the Corporate Bodies which provide public services.

Eveyone wins, eveyone gets their share of pound meat.
