First phase of revamp works completes at 2 Wellington Place

Federated Hermes MEPC, the asset manager and developer behind the urban quarter in Leeds, is undertaking a major refurbishment of the seven-storey office building, with completion scheduled for autumn 2027.

Overbury is the main contractor on the works, which included the replacement of cladding and a refresh of the building’s brick façade.

The next stage will see the interior of the building transformed, including a remodelled entrance and reception area leading to a new business lounge.

Once complete, 2 Wellington Place will provide 119,000 sq ft of grade A office space designed around changing occupier requirements.

The refurbishment will also introduce flexible floorplates with exposed soffits, alongside upgraded occupier facilities including 15 showers, 140 lockers, a cycle maintenance hub, and 152 secure cycle spaces.

Sustainability is also a key part of the project, with the building set to become all-electric and designed to achieve net zero energy in operation.

The scheme is targeting an EPC A rating and BREEAM Excellent certification.
