Wakefield set to approve Broad Cut Farm development

AAA Property is looking to deliver a mixed-use scheme with up to 100 homes and 420,000 sq ft of grade A commercial space on former Green Belt land next to Calder Park.

Located at Junction 39 of the M1 Motorway, the former agricultural land has already been allocated as space for a manufacturing park and new homes in Wakefield Council’s Local Plan, and is designated as a Spatial Priority Area and Future Growth Location by West Yorkshire Combined Authority.

The project team consists of Spawforths, architect firm KPP, civil engineering company Dudleys, AMA on highways, Envirotech on ecology, landscape designer PWP, and with legal backing from Square One Law.

At its meeting on Thursday, it is expected the scheme will get the green light from Wakefield Council, with AAA hoping to start on site during Q1 of 2027.

The commercial space is intended to become a hub for manufacturing businesses and their supply chain, with estimates showing it could add around £40m GDV per year to the local economy.

Meanwhile, the housing will be aimed at families and first-time buyers, with 20% affordable.

Green spaces, a wildlife corridor, and cycling and footpath links have also been incorporated into the design and as part of the proposals, road junction improvements will be carried out on Denby Dale Road.

Amar Chima, director of AAA Property Group, said: “Broad Cut Farm would deliver a huge boost to the local Wakefield economy worth £40m a year, creating hundreds of new high quality manufacturing jobs.

“The innovative manufacturing park would sit alongside up to 100 new homes, connected with green wildlife areas and cycling and walking paths – creating a truly sustainable mixed-use development that would be unique to West Yorkshire.

“If our plans are approved, we are aiming to start work at Broad Cut Farm within the next 12 months.”
