Vistry nudges Yorkshire homes towards delivery

The mixed-tenure housebuilder has secured a planning consent in Barnsley and sold 70 Huddersfield homes to affordable living partner Vico Homes.

The Mapplewell project in Barnsley and Huddersfield’s Blackmoorfoot are both large-scale phased developments of mixed tenure, with different firms taking on parts of the respective masterplans as hundreds of homes are delivered.

Planning consent has been granted for 91 new homes in the second phase of Vistry’s development at Mapplewell. Construction will start immediately, with half of the homes to be managed by affordable housing partner Vico Homes.

Homes range from one-bedroom apartments to four-bedroom detached family houses.

That repeats the order of business in phase one of Mapplewell, where the social provider will also own and operate half of the 239 residences.

Located around three miles from Barnsley town centre, just off the A61, the brownfield site is allocated in Barnsley’s Local Plan and is regenerating land formerly used for open-cast mining.

Vistry has also completed the sale of a further 70 homes to Vico Homes at Blackmoorfoot, Huddersfield. Vistry is delivering 469 homes at Blackmoorfoot as part of a development that will deliver 700 homes in total.

In January, Vistry announced it had forward-sold 154 homes to Vico Homes at Blackmoorfoot, in line with its partner-delivery model.

The remaining Vistry homes at Blackmoorfoot will be delivered as either private rent or open-market sale, with open-market homes sold through Vistry’s Bovis Homes retail housebuilding brand.

Alongside Vistry, Miller Homes will deliver a further 231 homes. The pair of housebuilding giants teamed up to buy the site in January 2025.

The site, two miles south-west of the town centre, is located on a former industrial area and agricultural land. Under the new plans, it will feature green corridors, a central park and outdoor play areas, with 25% of the site being green space.

Andrew Poyner, managing director of Vistry West Yorkshire, said: “These milestones show the strength of our partner-delivery model at Mapplewell and Blackmoorfoot, where we will now deliver almost 800 homes.

“At Mapplewell, we are bringing a former open-cast mining site back into productive use and delivering a significant proportion of affordable homes. At Blackmoorfoot, our work with Vico Homes is helping to increase the availability of much-needed affordable homes.”

Vico Homes now has more than 33,000 homes across the North of England. Joel Owen, director for development and growth at the firm, said: “We’re really pleased to be working with Vistry to deliver 390 high-quality affordable homes across Mapplewell and Blackmoorfoot.

“For the people and families who will live in them, these homes will mean having a secure, sustainable place to call their own. This partnership is key as we work towards our ambitious goal of delivering 10,000 high-quality affordable homes over the next 10 years.”
