Sherburn-in-Elmet shed cued up for £35m sale

The 414,000 sq ft Aviation Road asset is occupied by logistics heavyweight Great Bear, which is committed until 2035.

Lambert Smith Hampton is handling the sale of the Sherburn Enterprise Park building, located 10 minutes from Junction 42 of the A1(M) and 15 minutes from Junction 33 of the M62.

The overall site extends to around 25 acres, representing coverage of just 37%. Great Bear’s lease runs until November 2035, meaning there are nine years unexpired. The passing rent is £2.5m a year, reflecting a rent of £6.04/sq ft.

A sale at the asking price of £34,675,000 would reflect a net initial yield of 6.75%, assuming purchasers’ costs of 6.77%, and a low capital value of £84/sq ft.

Sherburn-in-Elmet continues to be a strong performer in the Yorkshire industrial & logistics market. Close to Selby, the location secured two of 2025’s larger deals in the regional market, with ID Logistics taking 556,000 sq ft with Logicor, and Sika taking 280,000 sq ft at Firethorn’s Sherburn42.
