Resi plans for Bramham House

Architect Vincent & Partners and re-form Landscape Architecture have led on designs submitted for 47 homes at the former children’s home near Wetherby.

An application for the partial demolition and rebuild of the house itself into apartments, as well as new terraced, detached and semi-detached homes, has been submitted to Leeds City Council by Bramham House Ltd.

The rest of the project team is made up of ID Planning, R Vint Engineering, MDA Associates, TreeCare Consultancy, Brooks Ecological, Andrew Moseley Associates, and Jameson Acoustics.

Located on Bowcliffe Road in Bramham village, the site has been eyed up for redevelopment before.

In 2020 permission was granted for a mix of residential, close-care, and care-home development, and then in 2024 an application lodged by Bramham House was rejected on 12 grounds but primarily for heritage reasons.

This time, the applicant has entered into pre-application discussions with the council since spring last year and has opted for a landscape-led design.

The Bramham House site is located to the south of the village, adjacent to the A1 and accessed primarily from Freely Lane with a secondary link to Bowcliffe Road, an historical access route.

Next to Wetherby, the village is about equidistant from Leeds, York, and Harrogate.

Historically, the house has also been a residential estate within the 6.5-acre site.
