Plans in for third phase of Monks Cross Garden Village

Barratt David Wilson has submitted plans to deliver 170 homes at the York development, forming part of the wider 970-home scheme led by Redrow and Bellway.

The proposals cover land west of the A1237 and south of North Lane in Huntington, in the south of the larger development, and include a mix of open market and affordable housing, alongside landscaping, street scene enhancements, and EV infrastructure.

Redrow’s first phase, comprising 314 homes, was approved by the council’s planning committee in October and has recently broken ground.

Alongside new homes, the wider masterplan includes a community hub, local shops, and a country park, aided by project team Johnson Mowat, landscape architect Plan-it, and transport consultant Optima.

Previous planning discussions have also highlighted education provision for the scheme, with either a new primary school to be delivered or financial contributions made towards expanding existing schools, in response to concerns over local capacity.

Following the ethos of a Garden Village, the development aims to promote healthy, sustainable lifestyles through high-quality placemaking, pedestrian- and cycle-friendly routes, and improved public transport connectivity.

Redrow first applied for permission to build the 970-home development in 2018 and in 2021 submitted a planning appeal on the grounds of non-determination.

A report published that year found that although the site was located within the Green Belt, York’s emerging local plan identified the land as being allocated for development as a strategic housing site.

In December 2022, the planning inspector approved the garden village, ruling that the council had taken too long to determine the original application.
