Plans in for next Kirkstall Road scheme
Countrylarge has applied to build 100 townhouses at Aire Place Mills in Leeds’ current development hotspot, joining neighbouring Glenbrook and Latimer developments.
Work will also include the demolition of former mill buildings and industrial units on the brownfield site.
The wider project team includes Nook Architecture, Zerum on planning, and Fox Lloyd Jones, which advised on the change of use for the land to go from commercial to residential.
Its report noted that the “sheer cost” to bring the current buildings up to EPC standards meant the best option was to sell the buildings, and once marketed, the only interest shown was for residential purposes.
Landscape architect Re-Form, sustainability consultant GIA, Andrew Mosely Associates, and Brooks Ecological have also worked on the scheme.
Bounded by Kirkstall Road to the north and Washington Street to the south, the land sits alongside the River Aire to the south, although it currently has no public access to the waterfront.
Kirkstall Road is a hive of activity these days, with Latimer’s Dyecoats scheme underway alongside Glenbrook’s £152m venture, which lies immediately next to this site.
This proposal differs in that it is for townhouses rather than apartments, made up of 25 two-bed, 60 three-bed, and 15 four-bed homes.
