M&S to return to Hull in 2027
Marks & Spencer is preparing to reopen a full-line store in Hull for the first time since 2019, as part of a 60,000 sq ft development at Kingswood Retail Park.
The new outlet will span across two floors and will be more than six times the size of the current Kingswood Food Hall.
A mezzanine level will further increase the available retail space, providing room for M&S’s various departments.
Although Hull City Council approved the expansion earlier this year, the store is not expected to open until 2027.
Diana Johnson, MP for Hull North and Cottingham, recently contacted M&S for an update, with the retailer confirming that construction is expected to start in late 2026, with the new store projected to open in autumn/winter 2027.
The new store will bring together food, clothing, and homeware under one roof, taking over the existing Simply Food store and expanding into part of the neighbouring Matalan unit, which will be split to accommodate both retailers.
Hull’s original M&S on Whitefriargate closed six years ago, leaving the city without a full-line store.
