Keyland sells Bradford site to Bond It

With consent in place for a 130,000 sq ft unit, Yorkshire Water’s sister company has disposed of the North Bierley former water treatment works site to the adhesives business.

The deal was brokered by Dove Haigh Phillips.

Bond It is a UK manufacturer of sealants, adhesives and building chemicals, supplying reliable, high-performance solutions to merchants, trade professionals and DIY users.

The sale follows Keyland, Kelda Group’s property trading arm, taking the site through planning, culminating in the securing of consent for industrial development at the southern end of the former treatment works site.

Together with the first phase of development, which secured permission in 2016 and was later developed into Interchange 26, the wider site has the capacity to deliver in excess of 500,000 sq ft of industrial and employment space.

Located at the Chain Bar junction of the M62 and M606, the site forms a key part of the region’s employment land supply and wider economic growth ambitions.

Matthew Turnbull, strategic land lead at Keyland Developments, said: “The sale of North Bierley to Bond It Group marks another significant milestone in the regeneration of this former Yorkshire Water site. Following the successful delivery of planning permission, we are pleased to complete a transaction that will see the site brought forward for employment use and deliver long-term economic benefits for the area.

“At Keyland, our focus is on unlocking the development potential of strategic sites through planning and regeneration. We look forward to seeing Bond It Group progress its plans and realise the opportunities that this site presents.”

The North Bierley site forms part of Keyland’s drive to repurposing redundant brownfield land across its North of England holdings.

North Bierley sits on the southern fringe of Bradford. Also within the city’s remit, Keyland is advancing a 1m sq ft development around the 180-acre former Esholt waterworks, while in September it took a 24-acre Rotherham site to market.
