JV partner sought for Leeds high-rise development

Wharfedale Property is looking for a company to help design, plan, and deliver a residential scheme on Belgrave Street in the city centre, with its sights set on either a BTR, coliving, or PBSA tower.

The commercial property owner has appointed Avison Young to assist with the search, with the deadline for proposals set for 30 September.

Selected parties will then move into an exclusivity period in November, before commercial terms are finalised.

The freehold site is 0.45 acres and located close to the Merrion Centre, The Light, and the Grand Theatre and Opera House, as well as several student accommodation blocks.

Leeds Beckett University is 0.3 miles away from the site, and the University of Leeds is 0.9.

Analysis from Avison Young shows that the area surrounding the property would be suitable for a mixed-use development, supported by a high proportion of private renters – some 50% of people in the area, compared to Yorkshire’s average of 19%.

Lewis Hedley, associate director, residential investment at Avison Young, said: “This site represents one of the most exciting high-rise residential development opportunities currently available in Leeds.

“The prime city centre location, combined with strong rental demand and proximity to major universities, makes it an ideal proposition for a joint venture partner looking to deliver a landmark BTR, co-living, or PBSA scheme.

“We’re looking forward to receiving proposals and working with Wharfedale Property to find a partner with a proven track record, a commitment to ESG, and a delivery mindset to bring this development to life.”
