D&S resubmits Sheffield BTR plans
The real estate company has had to shorten the height of its proposed building on 78-81 Broad Street to comply with BSA regulations, and has now lodged plans for 39 apartments, a resident’s gym, an office, and a roof terrace.
Designed by Falconer Chester Hall, the building will rise between four to five storeys and aims to attract and retain graduates and young professionals to the area.
Zerum advised D&S Properties on the scheme.
The overgrown brownfield site is around one kilometre to the north east of Sheffield city centre, with Broad Street to the north and Bard Street to the east.
A previous building on the plot has already been demolished for redevelopment, although a former, currently derelict, pub remains on the site.
Previously, permission was granted for a seven-storey, 57 apartment block back in 2022 but since then, the introduction of the Building Safety Act has established a requirement for buildings over 18 metres in height to include two staircases.
According to FCH, this would have resulted in an inefficient floorplan which has resulted in the subsequent change of design, with key changes including reducing the height of the building, rearranging the internal apartment layout to provide mores space around the hobs, and changing the staircase to provide protected lobbies.
