North Yorkshire Council brings Alpamare waterpark to market

The freehold for the venue in Scarborough is up for sale as part of wider regeneration ambitions for the town’s North Bay area.

Plans to redevelop North Bay first emerged in 2002, leading to the delivery of several leisure and tourism assets including the Alpamare waterpark, Scarborough Open Air Theatre, seafront apartments and a series of beach chalets.

The council assumed control of the Alpamare site after developer Benchmark Leisure entered administration in 2023.

The attraction subsequently reopened in July 2024, with Flamingo Land appointed as interim operator. Flamingo Land initially agreed a one-year operating contract before extending its involvement for a further term.

North Yorkshire Council has now appointed leisure property firms Newmark and Stripe Leisure to market the freehold sale of the venue, with price available on application.

Alpamare forms part of a wider North Bay development opportunity comprising six council-owned sites, including five vacant plots adjacent to the waterpark.

Spanning around 20 acres in total, the council is seeking interest from developers on either a comprehensive masterplan for the area or individual site-led proposals.

Gary Fielding, corporate director of resources at the council, said: “The council is looking to secure a sustainable, long-term future for the venue.

“We recognise that to support this, some bidders may propose incorporating one or more of the vacant plots within the North Bay area.

​”We will listen to all interest and consider options carefully based on those criteria.”
