CBRE appointed to Spinners Yard

Rise Homes’ £40m, 185-apartment BTR scheme in Leeds was completed by Clegg Construction earlier this month, and will be ready for residents by mid-June.

Project partners also included Gresham House, 5Plus, West Yorkshire Combined Authority, Dalbergia, and Leeds City Council.

The 11-storey U-shaped development is locared on Regent Street in Mabgate, and has studio, one-, two-, and three-bed homes.

CBRE will now handle lettings for the property, which was funded by a £22m loan from Leumi.

The building is connected to the Leeds PIPES district heating network, a £62m initiative reducing emissions in the city – the project saved approximately 6,467 tonnes in 2024, up from 5,900 in 2023.

The ground floor has an enclosed car park, an entrance lobby, reception, and management office, while the upper levels have a gym, residents’ terrace, rooftop terrace, a lounge, private dining room, workspaces, and a breakout area.

Spinners Yard is the second collaboration between Rise Homes and Clegg Construction in Yorkshire, having previously collaborated on the Ironworks, a £28.7m development in Sheffield.

Sarah Snape, managing director of Rise Homes, said: “Our Spinners Yard development has transformed the former brownfield site on Regent Street.”
