Bruntwood SciTech to expand Leeds campus

100 Wellington Street will become 3 West Village, and following a refurbishment of the 44,500 sq ft building will deliver further innovation-focused workspace for the city.

Approximately 17,000 sq ft will be available to let through CBRE and Knight Frank.

Bruntwood, which submitted its plans with the council in November last year and has now committed to the investment, is looking to refurbish and reconfigure the ground floor and facade, including making changes to the entrance.

Deloitte advised on planning, while 3DReid was the architect on the project.

The professional team also includes M&E, sustainability and acoustics consultant Ramboll, fire consultant Hilson Moran, quantity surveyor RBA, and structural consultant DW Consulting.

Sustainability is, naturally, a top priority for the grade A development, with improvements due to be made to CO2 emissions, air quality, rainwater usage, and noise levels, as well as investments into local wildlife habitats.

To facilitate these developments, sensor technology, new wall insulation, and windows will be installed to enhance natural ventilation.

3 West Village, branded as 3WV, will connect with the wider £20m West Village campus, which opened in Leeds in September last year and has since attracted tenants such as Australian fintech company PEXA, insurtech firm QBE, and banking company GoCardless. 

Tenants will benefit from access to the wider campus’ amenities, which includes a wellness studio operated by independent gym FORM, Second City Coffee, expansive breakout spaces and meeting rooms, a secure cycle storage facility, premium shower and changing facilities, and a central courtyard with green outdoor spaces.

Mexican restaurant Salon Madre will also be opening at West Village by the end of December.

Bruntwood SciTech is a joint venture between Bruntwood, L&G, and Greater Manchester Pension Fund and is dedicated to the innovation, tech and science sectors.

It has a UK-wide community of more than 1,100 innovation-led businesses across 11 campus locations and 31 city centre hubs, with businesses encouraged to make use of specialist growth support including direct connections to highly skilled talent, funding, new markets, and an extensive academic, clinical, and public partner network.
