Avant to sell £17m Wakefield development to Vico 

The developer is set to build 73 homes on farmland off Lingwell Gate Lane in Lofthouse in what will be its first 100% affordable deal with the social housing provider.

Plans for the estate, which will sit on five acres of land and is funded by Homes England, were approved in April.

Located opposite Junction 41 Industrial Estate and next to other housing developments, the site used to be Green Belt but was allocated for housing in the council’s 2024 local plan. It is next to protected grazing land and the Lofthouse Colliery nature reserve.

The housing mix will comprise bungalows and two- to four-bedroom detached and semi-detached houses.

Completion is expected by 2028 and will be mainly offered as social rent, with some rent-to-buy options as well.

Phil Lacey, Avant’s group head of affordable housing delivery, said: “This 100% affordable housing deal with Vico Homes reflects our commitment to delivering quality, energy-efficient new homes for the people who need them most.
