York set to complete on first Passivhaus scheme
Designed by Mikhail Riches and built by Caddick, 34-home Duncombe Square is part of one of the largest Passivhaus schemes in the country, which also includes 78 to be built at Burnholme Green and 101 homes at Ordnance Lane.
The project team includes key advisor Tibbals Planning & Urban Design, Turner & Townsend, Civic Engineers, Simply CDM, Green Gauge, BBUK, Imagine Places, and Warm.
As well as focusing on Passivhaus standards, the council has also focused on providing affordable housing across all three of the developments.
Duncombe Square and Burnholme Green will each provide 60% affordable housing, while all 101 homes at Ordnance Lane will be available through social rent or shared ownership.
As part of its housing delivery programme of 600 homes across the city, City of York Council is funding the build through money allocated by the Combined Authority.
Cllr Jenny Kent, executive member for environment at City of York Council, said: “To help meet net-zero carbon targets by 2030, all these homes will be zero-carbon in use.
“Residents will benefit from the lower costs of heating a Passivhaus home – about £300 a year – and which will be cooler in summer and warmer in winter.
“Additional value at Duncombe Square comes from the beautiful setting, where mature and newly planted trees will help shade homes in hot weather.
“The landscaped, low-car development is also designed to encourage the community to get together. Residents will be able to enjoy natural play areas and climate-resilient green spaces.”
