Orchard Street lets 30,000 sq ft at Gildersome Spur

A refurbishment programme at the Leeds industrial estate has led to deals with ARC Building Solutions and Apollo Healthcare Technologies.

Carter Towler and GV&Co are joint agents on the scheme for Orchard Street Investment Management, which is the site’s asset manager for Ares Management.

ARC has taken the 21,919 sq ft Unit L at Gildersome, with Apollo committing to the 7,503 sq ft Unit D1. Avison Young represented ARC.

Gildersome Spur extends to 465,719 sq ft of industrial and warehouse accommodation across a 25-acre site. Units range in size from 5,000 sq ft to 46,000 sq ft.

The asset sits five miles south of Leeds city centre, with immediate access to the M621 and M62 motorways.

ARC Building Solutions’ deal sees it take additional space to support its continued expansion alongside its existing occupation at Unit J. The firm develops solutions that safeguard buildings from the spread of fire, heat loss, and intrusive noise.

Apollo Healthcare has also taken a second unit, doubling its overall space.

Three units remain available, providing 15,000 sq ft, 20,000 sq ft and 40,000 sq ft which have very strong interest.

Hazel Cooper, associate director at Carter Towler, said: “The investment in Gildersome Spur has transformed the estate, delivering a step-change in quality and specification.

“The refurbishment programme has future-proofed the accommodation, ensuring it meets the evolving needs of modern occupiers while significantly enhancing its ESG credentials. The strong leasing activity underlines the appeal of the estate and prestigious location, and the high standard of the works undertaken.”

Enhancements as part of the revamp include new LED lighting, EV charging infrastructure and fully refurbished office space with modern welfare facilities.

Units benefit from EPC ‘A/B’ ratings, new roofs incorporating translucent panels, and secure yard and loading areas with ground-level access doors.

Tenants at the scheme include DHL, Dennis Eagle, Clade, Kingfisher Windows, Dufton Plumbing & Heating Supplies, Alliance Disposables and Calderys.

Alex Hardwick of Orchard Street concluded: “We are delighted to have supported ARC taking additional space at Gildersome Spur which provides them with high-quality, future-ready facility that supports both operational efficiency and continued growth.

“The combination of sustainability features, excellent access and a well-established industrial location makes this an outstanding platform for the company’s next phase of expansion.”
