Steel City Interactive makes Sheffield move

In a move hailed as the city’s largest out of town deal since 2024, the games developer has signed for 12,000 sq ft with Scarborough Group at Sheffield Olympic Legacy Park.

Scarborough Group International, owner and developer of Steel City Stadium and the official development partner for the expansion of Sheffield Olympic Legacy Park, has let the spae at the stadiu to the games business, creator of the UNDISPUTED licensed boxing video game.

Theis represents the largest single letting at Steel City Stadium since it opened. Landlrod SGI was represented by colloco.

SCI will occupy the whole of the stadium’s second floor and part of the first floor on traditional lease terms, separate from the stadium’s fully managed office suites and coworking space.

SCI is relocating from its current Sheffield base at Forge House on Carbrook Hall Road to accommodate growth.

The letting comes weeks after the stadium’s managed workspace reached full occupancy following the arrival of Computacenter, Medaco and WWCS.

To make room for SCI, SGI is developing new workspace on the stadium’s ground floor, allowing a number of existing occupiers to move down from the first floor.

Founded in Sheffield in 2020 by brothers Ash, Asif and Asad Habib, SCI has grown from a small independent team into one of the city’s leading creative businesses. UNDISPUTED launched on PlayStation 5, Xbox Series X|S and PC in October 2024 and has since reached over 7m players worldwide.

The company opened a second studio in Leamington Spa in 2025 and now employs 100 people.

Opened in 2022 following an investment of more than £10m by SGI, Steel City Stadium was developed as a multi-purpose destination for sport, business and community activity. Alongside a 3G pitch and 758-seat covered grandstand, with room for a further 562 standing spectators around the pitch, it offers private office suites, coworking desks, virtual office packages and meeting and event facilities.

It is now home to more than 40 organisations including Medilink, Ice Hockey UK, UK NEQAS and Sheffield & Hallamshire County FA.

Ian Sanderson, estates and development consultant for SGI and owner of SLR Group, said: “The letting to Steel City Interactive has been a long time in the making, and getting it over the line has been a real team effort, with local agency colloco playing a key part.

“Out of town office deals in Sheffield are typically well under 10,000 sq ft, so for one of the city’s fastest growing creative companies to commit to more than 12,000 sq ft says a great deal about the Stadium and the wider Park as a business destination.”

Ash Habib, founder and CEO at Steel City Interactive, said: “As someone who grew up in the immediate area, I could not be prouder to make Steel City Stadium the home of UNDISPUTED.

“Having witnessed the incredible regeneration of the Sheffield Olympic Legacy Park, it’s fantastic to see how the area has been transformed into a place that inspires creativity and innovation.”

Scott McCabe, director of SGI, added: “Steel City Interactive is exactly the kind of business we hoped Steel City Stadium would attract when we built it. Three brothers started it here in Sheffield and it’s now known by boxing fans all over the world. It’s only right that a company carrying the city’s name should make its home on the site of one of its great steelworks. We couldn’t have asked for a more fitting tenant.”
