Office-to-resi conversion pays off for YPP
The redeveloped Q Three Residence on Westgate, close to Leeds Town Hall, is closing in on 100% occupancy shortly after its completion by contractor Infinity Constriction.
Q Three is owned, operated and managed by YPP Lettings, the Leeds-headquartered property company. YPP said that fewer than 20 of its 133 one-bedroom apartments and studios remain available.
The development includes communal areas with open lounges, workspaces, a private dining room and choice of gyms, including a health suite for women.

On the north-western fringe of the city core, Q Three Residence is close to the University of Leeds and the city’s main retail areas including Briggate, as well as being just a few hundred metres from Park Square, Leeds General Infirmary and Leeds Town Hall.
Leeds architect Brewster Bye designed the scheme. Director Andrew Chapman said: “Seeing work complete on this development is fantastic for the entire project team and especially because it’s given the building a whole new lease of life.
“We designed the scheme to combine hugely impressive communal areas with stunning apartments, and those on the upper floors really maximise their far-reaching views across the city. The fact that so many of the apartments are now already reserved speaks volumes about the quality that flows through the entire development.”
YPP Lettings also recently celebrated completion, by Farrans Construction, on its Live Oasis St Albans Place scheme, a 20-storey student tower.
