Latest phase at Waverley set for green light

Harworth wants to build 177 houses, with Stantec and nineteen47 leading the professional team on a scheme with 64% of homes classed as affordable.

Rotherham Council’s planning board will consider the latest phase of the regeneration development at its meeting on 21 November, with the officer recommendation being to approve.

The 14-acre parcel of land is off Highfield Spring Waverley, near to the railway line, and is one of the last sites to be developed for residential purposes as part of the Waverley masterplan.

When complete, the new community on the former coal mining site will comprise almost 4,000 homes, offices, retail, F&B outlets, a hotel, two primary schools, health facilities, and public green spaces.

A potential Waverley railway station is also at outline planning stage, and is being progressed by the South Yorkshire Mayoral Combined Authority. It would involve upgrading the existing railway bridge into a station on the Sheffield-Worksop-Lincoln line.

The proposed housing mix for this pocket of the development is for 20 one-bed, 65 two-bed, 74 three-bed, and 18 four-bed houses, of which 113 (64%) will be affordable.

The high volume of affordable housing is to balance out another part of the Waverley scheme, which doesn’t meet the required 30%.
