Doncaster 246 set for six-figure refurbishment
Lothian Pension Fund is preparing to refurbish the 248,000 sq ft warehouse in South Yorkshire, which will be available for occupation from Q2 2027.
Located at First Point Business Park, the unit is being marketed by Knight Frank and Avison Young.
The facility fronts Water Vole Way at Junction 3 of the M18, with access to the A6182 White Rose Way and wider motorway network including the A1(M) and M62.
The refurbishment will deliver high-specification, energy-efficient accommodation featuring 20 dock-level access doors, four ground-level loading doors, 118 car parking spaces, 27 trailer parking spaces, and a 50 metre secure yard.
The specification will also include warehouse lighting, 50kN floor loading, a gatehouse, two-storey offices, a sprinkler system and base power capacity of 420kVA, which has previously been upgraded to 2MVA.
The site is being positioned to appeal to industrial, distribution, logistics and manufacturing occupiers seeking large-scale space with motorway connectivity.
According to ONS and Nomis data, Doncaster has a population of 323,016 with a working age population of 198,849 which equates to 61.6%. Residents in employment total 150,000 (79.7%).
