City Fields site up for grabs
Bridges Fund Management and Opus North have invited bids for 8.8 roadside acres within its 31-acre consent at the Wakefield development area.
Allocated for employment and trade counter use, the site is made up of Plots 6 and 7 within the 31 acres acquired y the Bridges JV in 2022 and given outline consent last year.
Avison Young, Carter Towler, and Knight Frank are marketing the freehold. There is no guide price.
Rob Oliver, principal at Avison Young, said:”We are delighted to bring these plots to the market, given the rare opportunity across the region to acquire freehold land.
“We can offer considerable flexibility to future occupiers and developers – the 8.8 acres of land can be split up to three ways to create smaller plots from around 2.5 acres, opening up the space for a wide range of uses.”
Iain McPhail, partner at Knight Frank, said: “There are a wide range of potential uses on these plots, including open storage, low density development with large yards, and small or medium sized multiple unit development, for both production and distribution.”
Carter Towler associate Hazel Cooper said the agents are already in discussions with occupiers and developers keen to secure a site benefitting from excellent visibility to the A6194 Wakefield Eastern Relief Road.
Plots 1-5 make up the remainder of the wider 31-acre employment-led scheme, which the partners intend to develop in speculative phases and/or design and build projects, ranging from trade counter units, up to around 125,000 sq. ft.
The 31-acre site controlled by Bridges and Opus sits within the wider 925-acre City Fields, which includes a raft of housing along wit employment land.
