And finally… All fired up 

A former West Yorkshire Fire & Rescue Service premises in Leeds has been put on the market for £1.5m – with the 1.5-acre site offering plenty of scope for a developer to spark a new use for the property.

The site on Stanningley Road, which was previously home to the Service Delivery Centre and 999 call centre for the region’s fire and rescue service, is being marketed with a guide price of offers in the region of £1.5m.

It comprises 19,000 sq ft of accommodation, with the potential for a range of alternative uses or redevelopment.

The property includes a two-storey detached office building at the front of the site, alongside a single-storey detached workshop building to the rear.

The main office provides accommodation across two floors, including a reception, 12 offices of varying sizes, several breakout rooms, kitchens, locker rooms and toilets.

The modern workshop building includes a single-bay workshop and a triple-bay workshop, both with drive-in access – so there is no need to sound the alarm when it comes to getting vehicles in and out.

Externally, the site has a substantial tarmac-surfaced yard providing access and circulation, along with parking for 82 vehicles.

Located around three miles west of Leeds city centre in Armley, the property occupies a prominent position on Stanningley Road (A647), a major arterial route.

West Yorkshire-based commercial property consultancy Walker Singleton has brought the property to market on behalf of West Yorkshire Fire & Rescue Service.

With its former 999 call centre credentials, the property certainly has a history of dealing with emergencies – but its next chapter could be considerably more development-focused.
