Wykeland snaps up two Leeds offices

The Hull-based developer has expanded its portfolio with the acquisition of Central House and 13-14 Park Place from capital investment company Moorgarth Group.

Located in Leeds’ central business, legal, and professional services district, the two buildings back onto each other with Central House fronting St Paul Street.

Both are within a five-minute walk from Leeds Railway Station, Wellington Place, and the city centre retail core.

Central House provides 10,000 sq ft of office space across five storeys, alongside parking, bicycle storage, and shower facilities.

The adjoining 13-14 Park Place provides a further 5,858 sq ft across four storeys, also with parking, cycle storage, and shower facilities.

Moorgarth previously occupied the first floor of Central House but has relocated to a suite at Park Place, leaving its former space as the only vacant unit across the two buildings.

The acquisitions build on Wykeland’s existing Leeds office portfolio, which includes Elizabeth House just off Wellington Place. The company acquired the building in 2024, and it is fully let to law firm Clarion Solicitors.

Wykeland was advised on the latest acquisitions by Carrick Real Estate and Andrew Jackson Solicitors, while Moorgarth was advised by NorthCap, Argo Real Estate, and Walker Morris.

Wykeland is behind a number of major urban regeneration projects across Yorkshire, including the Fruit Market urban village in Hull and Flemingate retail and leisure destination in Beverley, and also owns and operates business parks across the region.

The properties have contrasting architectural styles, with 13-14 Park Place being a grade two-listed late-Georgian end-of-terrace, while Central House was built in the 1980s.

Liam Knaggs, Wykeland’s head of business space, said: “We’re delighted to have acquired these two prime properties. The buildings complement each other, as well as our existing Leeds office asset, Elizabeth House, with Central House being a modern property offering larger units, and Park Place being a picturesque listed property with smaller suites.

“These buildings are excellent additions to our growing portfolio of office spaces. We’re excited to invest in the remaining vacant unit in Central House, giving it a fresh new feel and creating a high-quality space which a business can move straight into.

“The properties already have a very strong yield of nearly 10% and we’re confident we can take that into double figures with the investment in the remaining available unit.”
