Regus swoops for Bradford city centre space
The serviced office operator, part of International Workplace Group, has taken 20,000 sq ft at 1 Godwin Street, recently acquired by Nice Leisure.
IWG said that the deal comes on the heels of the business posting its highest-ever revenue, cashflow and earnings growth and achieving rapid network growth, signing 899 new centres to its network in 2024 and opening 624 new workspaces as the flex market continues to change.
Coming in at around 120,000 sq ft, 1 Godwin Street was previously occupied by Vanquis Banking Group – formerly known as Provident Financial – until that firm downsized to a smaller local base. The building is immediately next door to the recently opened Bradford Live venue.
The building was put up for sale in March 2025, and was traded around a month prior to the first deal being agreed with Regus as the incoming owner looks to re-let a building it described as in “immaculate condition”.
Setting its eyes on opening this month, IWG said the eight-storey building will provide space for established firms and start-ups across a range of industries, with the group’s ‘design your own office’ service available.
The new Regus location will include facilities including private offices, meeting rooms, co-working and creative spaces.
Mark Dixon, chief executive and founder of IWG, said: “We are establishing a stronger and much-needed footprint in West Yorkshire with this latest opening. As an important business hub, Bradford is a fantastic place for us to boost our expansion plans. We are very pleased to work in partnership with Nice Leisure to develop the Regus brand under a management agreement that will add a cutting-edge workspace to their building.
“Our opening in Godwin St, Bradford comes at a time when more and more companies are discovering that flexible and platform working is incredibly popular with employees, improving their work-life balance and satisfaction, while also providing a multitude of benefits to companies. Our workplace model is proven to increase productivity and allows for a business to scale up or down at significantly reduced costs while providing access to thousands of locations.”
The deal gives Regis a presence in the city centre, adding to operations in Shipley and Pudsey.
On behalf of Nice Leisure, Nick Payne said: “Our purchase of 1 Godwin Street was a very strategic investment into a city with huge growth potential and a vast number of hi-tech and growing businesses.
“To secure a partnership with Regus is part of that strategy and will allow us to offer the very best office space, with parking, in the city. Our focus is to offer revival space to that seen in other cities at an attractive price point.
“The aim is to attract local and regional growing companies of any size who want to reflect who they are by the quality of their office space. The by-product is that it will attract the best talent who want to work in first class grade A space.”
