Nursery Street BTR clears Gateway 2 hurdle

Clegg Construction, working for developer Brickland, will begin work this month on the £46m, 12-storey Sheffield scheme following approval from the Building Safety Regulator.

Liverpool-based Brickland, which elsewhere is working on a 228-home scheme on a former B&Q site next to Old Trafford cricket ground, has tasked Clegg with delivering the scheme in the Wicker area as main contractor.

Other members of the team include architect Hadfield Cawkwell Davidson, built environment consultancy Ridge, MEP services consultant Futureserv, project manager and quantity surveyor Egan Lucocq, and Design Fire Services.

Michael Sims, managing director at Clegg Construction, said: “Securing Gateway 2 approval from the Building Safety Regulator confirms that this development in Sheffield meets the most stringent of safety requirements.

“This approval means that we can now proceed to the next stage, with enabling work starting on site to deliver this 12-storey concrete-frame apartment project.”

This is the latest win in the sector for Clegg Construction, the firm having delivered projects including Sheffield’s The Ironworks, a 12-storey apartment block of 229 properties, and the 185-home Spinners Yard in Leeds – both for Rise Homes – and Grainger’s Gilders Yard in Birmingham.

Nottingham-headquartered Clegg is also currently working on a new Faculty of Health building at the University of Sheffield.

Gateway 2 was introduced under the Building Safety Act 2022 and is aimed at improving building safety, particularly for high-rise buildings.

While acknowledging the desirability of enhanced safety, some industry figures have since voiced concerns that developments with marginal viability are being affected, with timelines being pushed back due to the additional regulation, and some schemes being downsized to come in under the height threshold.
