Double win for Peel at Hurstwood
Both planning applications for more than 1,000 homes on land next to Doncaster Sheffield Airport have been approved by the council, paving the way for the residential part of GatewayEast.
Peel submitted two planning applications for the same site, to be considered in tandem by Doncaster Council.
The first proposal, for up to 1,200 homes, mirrors the Local Plan approach and was set out when Peel revealed its intentions in late 2024.
The second, at 1,400 homes, challenges the policy’s requirement that only a certain amount of homes should be delivered ahead of development in Gateway East’s allocated employment sites, two plots known as the Central Plaza and IQ.
Both applications will result in around 1,800 homes being built alongside a primary school, green space and play areas, regardless of which the landowner and developer opts for.

“The delivery of this residential community will provide the homes that support economic growth and to position GatewayEast as a key hub for investment in Yorkshire and the North of England.”
